Cost guide

What moves the cost of new siding

This guide gives no prices. A number on a website can't see your walls, your material or the season, and only a written quote can. What it does explain is what goes into the number, so you can compare quotes on equal terms.

What goes into the price

Size and shape of the house

Wall area is the start, but corners, gables, dormers and a second story add cutting, trim and ladder or scaffold time.

The material

Vinyl, insulated vinyl, fiber cement, engineered wood and wood differ in what they cost and in how long they take to install.

Tear-off and disposal

Removing one or more old layers, and hauling them away. In Parma, all debris must be hauled from the job site, and an on-site dumpster needs its own permit.

What's behind the old siding

Rotted sheathing, soft sills and missing flashing are often found only once the old siding is off.

House wrap and flashing

Parma's siding permit requires an air vapor barrier. Better window and door flashing adds labor and materials.

Trim, soffit and fascia

Whether eaves, corner posts and window trim are included or left as they are.

Lead-safe work

On houses built before 1978, disturbing old painted surfaces means EPA lead-safe practices.

Permits and registration

Permit fees and the time to get them. Contractors working in Parma register with the city each year.

Access and season

Tight side yards, fences, landscaping, and cold-weather work all change the schedule.

Comparing quotes

Line the quotes up item by item

Two quotes for the same house can be far apart for good reasons. One includes a full tear-off, new house wrap, flashed windows, new trim and soffit; the other goes over the old siding and reuses the trim. Compare the scope, not only the total.

Ohio's Department of Commerce lists warning signs when hiring a contractor, among them pressure to sign quickly and a request for a large or full down payment before work starts (Ohio Commerce).

Before you sign

A siding contract should show

  • The material, the profile and color, and the house wrap
  • Whether old siding is removed, and how rotted sheathing is handled and priced
  • Trim, soffit, fascia and flashing that are included
  • Who pulls the permit, and the contractor's registration with your city
  • The schedule, the payment terms, and debris removal
  • Proof of the contractor's insurance
